Heritage Mountain

An established hillside community below Bert Flinn Park, with some of the city's most generous lots.

Overview

Life in Heritage Mountain.

Heritage Mountain climbs the forested slopes on the north side of the city. Its curving streets and larger lots give it a calm, tucked-away feel, with parkland never far in any direction.

The larger lot sizes here open real possibilities under SSMUH, though the slopes and tree cover mean design and servicing carry more weight than raw lot area.

Parks
Bordered by Bert Flinn Park, a 126-hectare network of forest trails, with the community centre at 200 Panorama Place nearby.
Schools
Served by School District 43 (Coquitlam), the third-largest district in British Columbia.
Transit
Bus routes connect down the mountain to Inlet Centre SkyTrain station.

What the rules mean here.

Larger lots here can comfortably support four units, but sloped sites, tree retention, and servicing shape what is actually feasible. Read each lot on its own terms.

The citywide baseline

Across Port Moody, lots from 280 m² to 4,050 m² allow up to four units, rising to six within 400 m of frequent transit, and three on the smallest lots. Heritage Mountain follows this framework, with the local nuances above.
