Heritage Woods

Port Moody's newest hillside neighbourhood, high above the inlet in the trees.

Overview

Life in Heritage Woods.

Heritage Woods is the most recently built of Port Moody's neighbourhoods, a community of larger, newer homes set high on the mountain among second-growth forest. Views open west and south across the region.

Because the homes are newer, the SSMUH conversation here is different. It is less about redeveloping an ageing house and more about long-horizon options for owners of substantial, modern properties.

Parks
Surrounded by the trail networks of Bert Flinn Park and the mountain's protected forest.
Schools
Home to Heritage Woods Secondary, within School District 43 (Coquitlam).
Transit
Bus service down the hill to Inlet Centre and Coquitlam's SkyTrain stations.

What the rules mean here.

Newer, larger homes mean redevelopment economics differ from the older flats. SSMUH still applies, but the case for building is usually a longer-term one here.

The citywide baseline

Across Port Moody, lots from 280 m² to 4,050 m² allow up to four units, rising to six within 400 m of frequent transit, and three on the smallest lots. Heritage Woods follows this framework, with the local nuances above.
