Overview
Port Moody Centre is the oldest and most walkable part of the city, wrapped around Rocky Point, the breweries of Murray Street, and the Moody Centre and Inlet Centre SkyTrain stations. It is where Port Moody feels most like a town centre.
It is also where the housing rules get more layered. Parts of the Centre fall inside the province's transit-oriented areas, where much taller apartment forms are allowed, while other blocks a little further out remain governed by ordinary SSMUH rules.
SSMUH in Port Moody Centre
Land within roughly 800 m of Moody Centre or Inlet Centre station sits in a Bill 47 transit-oriented area, where apartment-scale density applies instead of SSMUH. Just outside those areas, standard SSMUH rules govern. Which one applies is entirely a matter of distance to the platform.
Across Port Moody, lots from 280 m² to 4,050 m² allow up to four units, rising to six within 400 m of frequent transit, and three on the smallest lots. Port Moody Centre follows this framework, with the local nuances above.
