1. Is this going to make our neighbourhood look like a construction zone?

No. The new homes are designed to match the scale and style of the neighbourhood. Most lots would have just 3 or 4 homes total, usually one for you, one for your kids, and maybe one to sell or rent. These are not towers or rowhouses. They are thoughtful, family-style homes that blend in with the area.

2. Will this increase traffic and noise?

Not in any meaningful way. We are talking about adding homes for families, not commercial buildings or dense developments. Most people moving in are your own kids or grandkids. The increase is gentle and gradual, and many residents already walk or take the nearby SkyTrain.

3. Do I have to sell my home to do this?

Not at all. You can stay right where you are. Many homeowners choose to build a new home for themselves on their own lot, often a single-level home that is easier to maintain. Some choose to live in one and sell or rent the others. You stay in control the whole way.

4. Can I build a home for my kids or grandkids?

Yes. This is one of the most common reasons people are doing this. It is a way to help your family stay close without leaving the neighbourhood and without the financial burden of a detached home in today’s market.

5. I don’t want to deal with builders or permits. Can you handle everything?

Yes. We are a local family and we have done this ourselves. We can handle the process from start to finish, including design, permits, construction, and even selling or renting the extra homes. We only move forward if it is a good fit for your goals.

6. What does it cost to build something like this?

That depends on what you want to build, how many homes, and how involved you want to be. If you just want to sell your land or partner with us, we will walk you through the financials and options in a clear, no-pressure way. We also offer partnerships where you bring the land and we do the work.

7. What if I’m not ready yet?

That’s totally fine. We're here to talk whenever you are ready, whether that's now, next year, or five years from now. No pressure. No obligation. Just real advice from someone who lives here too.

9. How do you benefit from this?

I work with a trusted local developer on many of these projects. In most cases, the developer funds the construction, and the homeowner contributes their property equity. When the homes are sold, the profits are shared between the homeowner and the developer. I also get paid for helping put these deals together and guiding the process from start to finish. 10. I’m interested, but I already have a realtor. Can I still work with you?

That’s totally fine. I’ll work with them to put the deal together and make sure everything goes smoothly.
